Scary old with dead cockroach in the kitchen

The property is incredibly beat. There was a dead cockroach under the toe kick in the kitchen upon arrival. The furniture cushions are so old you almost sank to the floor when you sit on them. The stairs and platform leading up to the villa were very old and we were not sure they could hold our weight. The wall outside where you went in was rotting and the screens were torn. Forget seeing out through the windows. On the plus side, the beds were very comfortable, the appliances worked and the location was great. Due to the quality of the resort, we spent very little time there and occupied our days site seeing. We did go to the pool and it was clean. The property is incredibly beat. Quiet and nice R/V resort

This is an extremely nice resort. Plenty of room between R/V’s, lots of green space with trees. 3 pools on the property, access to the Guadalupe river and a fishing dock. Cabins, tree house villas and R/V spots available. Nice, quiet location with staff that enforce the rules. We will definitely be coming back here! This is an extremely nice resort. Great get away

This is our family go to! we always have a huge bunch of friends and family that join us here. As far as everyone complaining about the rocks at the river access... its a river, its not going to be sandy and smooth like the beach :) This is our family go to! we always have a huge bunch of friends and family that join us here. Summit RV park

Office staff not friendly. Hot tube extremely low in water, stinky and the walls of the hot tube are caked with green mold and algae. Pool is dirty. Grounds are dirty. Bad WiFi connection and cell reception. Will not come back. Several very nice upscale parks to pick from Office staff not friendly. Don't stay here, you will be sorry

Front desk ladies more worried about the cleaning fee than anything else. the front desk rarely monitored. Not helpful at all. No ice melt but insisting that we be out, (down 2.5 flights of ice covered steps) by 11. only helpful person was the security guard. Desk people don't care about guests.
