This is location, with variable quality

Understand up front: This is a resort with individually owned units, many of which "rent out" their unused dates via the resort group. As such, each unit is individually furnished and the quality varies a lot. So does the maintenance. We've stayed here multiple times, and the experience varies a lot. A lot of the units are really banged up. If there are issues with a unit, such as a dysfunctional toilet or a broken dishwasher, they cannot fix it without the unit owner's approval - and they won't discount or credit your stay for the missing amenity. You are going to be paying the full price regardless of f you get a unit where the owners take care of it, or if you have owners who are willing to go months with a broken dishwasher (and the resort will fll the unit anyway, because what do THEY care?). (Yes, our unit this trip both had an exploding toilet and a broken dishwasher.) Unit cleanliness is also an issue, and one that shouldn't be dependent on ownership. When we checked in, there was stinky trash under the sink, and the leftover used marshmallow sticks of the prior guests stuck to the table. (Seriously - not hidden.) The common area carpet is just as you'd expect in an area of hiking and skiing, and may be being held together with the dirt layer. It is also worth noting that at this point, as with most of Minnesota, there are basically zero COVID precautions at the resort. Staff wearr masks over their mouths, not their noses; guests are "encouraged" to mask (and no one does). No capacity controls are in place in the indoor pool area and ventilation is questionable. Great Place to Stay and Play

This was my first time to Lutsen in October to see the fall colors. The one bedroom condo had a great view, fireplace, whirlpool tub, plenty of kitchen items. The bed was super comfortable. The pool and hot tub area was very clean. We had fun playing ping pong. The adjacent golf course (Superior National) was the most beautiful course I have ever played. Waterfalls, canyons, trees, and creeks. It was AMAZING! This was my first time to Lutsen in October to see the fall colors. Saved my weekend

I was in need of lodging at the very last minute--on a Friday morning I was looking for a room for that night and the following Saturday night--during the peak fall-colors week when every hotel and house rental was booked in the entire region of Northeastern Minnesota. The staff at Caribou Highlands Lodge was incredible in not only kindly considering my request but in doing the impossible: finding me a room for both nights. Having a place to call home for the weekend was such an unexpected and wonderful gift. Each staff person I interacted with was extremely professional, kind, and generous. The person who checked me in at the front desk was wonderful and very efficient and skilled. Later when I asked if the hotel had any cell phone chargers, he went above and beyond and loaned me one of his own chargers--went out to his car and loaned it to me without hesitation. The hostess at the restaurant made sure that each part of my order was taken care of, and went above and beyond and brought my takeout order upstairs to the lobby where she knew I was waiting. The kindness and courteousness of each staff interaction was exceptional. Great Stay at Caribou

Another great stay at Caribou Highlands. Front desk staff are always great. Check in was a breeze. Fall colors were awesome. Our view from townhome unit 525 was phenomenal. Well appointed and pet friendly unit. Tip—you can request specific units so call in your reservation and request this unit. You will not be disappointed. Another great stay at Caribou Highlands. Bad experience

Such a bad experience. Reservation dates were wrong. Room was awful - dirty glasses, broken wall hooks, hair in the bed. Mentioned to the front desk that room smelled like smoke and they just said oh no, sorry - no offer to offer to fix. Nice location but very disappointing. Such a bad experience.
